About the product
Beissier Lotusan Self-Cleaning is a micro-silicone coating with Lotus-Effekt® technology that keeps facades permanently dry and clean—even in the most weather-exposed orientations. Inspired by the lotus leaf, its microporous surface causes water droplets to roll off, carrying dirt with them with every rain, requiring no maintenance. Biocide-free, with maximum water vapor and CO₂ permeability, and with natural protection against algae and fungi by eliminating their vital conditions: retained water and dirt deposits. The ultimate solution for high-performance facades with a superior aesthetic quality matte mineral finish.
When to choose Lotusan over a conventional facade paint?
- ✓ Facades in humid, coastal areas or with frequent rain where dirt accumulates quickly
- ✓ Buildings with a history of algae, fungi, or green stains appearing on the facade
- ✓ Renovations where the longest possible life cycle between repainting is sought
- ✓ North-facing facades or in shaded areas with high environmental humidity
- ✓ Owners or communities looking to reduce long-term maintenance costs
- ✓ Projects requiring maximum breathability without compromising liquid water impermeability
Why choose Beissier Lotusan
- ✓ Lotus-Effekt® self-cleaning effect — dirt, dust, and atmospheric pollutants do not adhere to the surface; with every rain, water washes them away, and the facade regenerates itself, without intervention
- ✓ Permanently dry facade — its extreme hydrophobicity prevents liquid water from penetrating the substrate, breaking the cycle that allows microorganism proliferation and coating degradation
- ✓ Natural protection against algae and fungi — biocide-free — by eliminating retained water and dirt deposits (the two vital elements for these organisms), it inhibits them physically, not chemically
- ✓ Maximum breathability — water vapor and CO₂ — its microporous structure allows the wall to breathe freely, preventing internal vapor pressures that can cause blistering or detachment
- ✓ Extreme resistance to UV rays and weathering — micro-silicone resins do not degrade with solar radiation; the color remains stable for years without yellowing or loss of shine
- ✓ Universal application on multiple substrates — compatible with single-coat renders, acrylic, silicone, and silicate plasters, limestone, sandstone, exposed brickwork, and old lime, cement, dispersion, or silicone paints
- ✓ Great coverage and matte mineral finish — in one or two coats, it achieves a uniform and high-quality aesthetic finish that enhances both modern buildings and historical renovations
Compatible substrates
How to apply it — in 4 steps
- Prepare the substrate: clean and sanitize the facade, removing poorly adhered paint residue, dust, moss, and algae. The substrate must be sound, dry, and firm. For very absorbent or porous substrates, apply a coat of diluted FIXACRYL primer (with water) beforehand.
- Prepare the product: shake the bucket well before use. Lotusan is applied ready-to-use or slightly diluted with water (max. 5-10%) if the substrate is very absorbent and for the first primer coat. Do not over-dilute to avoid compromising the self-cleaning effect.
- Apply in two cross coats with a long-pile roller, brush, or Airless machine. Respect the recoating time of 24 hours between coats to ensure proper film formation.
- Clean tools with water immediately after finishing, before the product dries. Once dry, cleaning with water is not effective.
Do not apply at temperatures below +5°C or above +30°C, nor under intense direct sunlight, strong wind, or with rain forecast within the next 24 hours.

How does the lotus effect work? The science behind Lotus-Effekt®
The lotus leaf has a nanometric surface with microstructures that cause water to form perfect droplets instead of spreading. These droplets roll off, carrying dirt particles with them. Beissier reproduces this behavior in the Lotusan coating using micro-silicone resins that create a surface with a contact angle greater than 140° with water. The result: facades self-clean with every rain, and dirt has no surface to adhere to permanently.
Application conditions and unsuitable substrates
Do not apply on wet substrates, with active rising damp, untreated salt efflorescence, poorly adhered paint, or surfaces contaminated with oils or greases. Also not under intense direct sunlight, strong wind, with temperatures below +5°C or above +30°C, or with rain forecast within the next 24 hours. Failure to comply with these conditions may compromise the adhesion and self-cleaning effect of the product. Always consult the official Beissier technical data sheet before application.
